Engineered oak flooring is particularly desirable if you have underfloor heating as its stability allows it to cope with the extreme changes of temperature created by the underfloor heating.

“This flooring is all  pre oiled finished, so all that is required is to  glue it to a sub floor using a flexible adhesive. Floor Cleaners for oiled floors are available from all the flooring suppliers. It is natural wood on the surface and after several years you can sand them down and re oil with just a clear hard wax oil. The smoked oak is smoked though the board and will retain its colour after  sanding and re oiling, as will  the brushed uv oiled, The rustic oak grey,  can have a light sand  but each time you do the colour will fade.
